"This is a long story to tell, but I hope it’s useful for everybody on the housing market that are in need.
Charlie is our hero! We won’t be able to live in our dream home without his help. Our new home was listed as one of the hot homes, meaning there were more views and interests than other properties in the same area. But Charlie was able to help us win the offer in such a competitive market with the price lower than what we planned to bid initially. We were surprised and thrilled when we knew about our offer was selected, especially we requested the Sale & Settlement Contingency due to the fact that we had to sell our old property in order to buy the new one. Before our offer was selected, EVERYBODY (that’s multiple mortgage loan officers and other agents we reached out to, our friends and colleagues etc.) had been telling us that it’s impossible for the sellers to wait for us to sell our house first in such a hot market. Therefore, we are really really really grateful that Charlie could make this magic happen.
Charlie acted as the dual agent for both our pending property and our to-be-sold property in two concurrent transactions. We never had the feeling that we were not protected throughout the whole process, which is a common concern when people use dual agent. As a listing agent for our old house, he did an unbeatable job and sold our house for the top money. It was only listed on the market for 8 days with only 2 open houses. How to describe “top money”? 1) we sold it for $50k more than what we had expected, 2) all offers were higher than the listing price, the top offers were much higher, 3) our house was sold for the highest price in the neighborhood with other similar houses (I checked the data for sold houses in the same area for the previous six months after we closed). It’s necessary for me to give the credit to Charlie, because he recommended the BEST staging company, the BEST painter, and the BEST photographer. They together made our house look amazingly attractive. We couldn’t believe that’s the same house we’ve been living in for years after the hard work they had done. We strongly believe if we used another listing agent, we wouldn’t be able to get the same result.
Things weren’t perfect, but Charlie managed to make the process as seamless as he could. In the middle of the process, there were a lot of uncertainties and unusual situations. The new house we were buying had wrong recording/title issue from 20+ years ago. Many parties were involved to fix the problem, so we almost miss the expected date of closing and face the risk of losing our locked mortgage rate, which we didn’t want to lose in this market of increasing interest rate. Even though none of these problems had anything to do with Charlie, he stepped up, took over these hassles, and help us communicate and follow up very diligently with all these different parties with his very effective and efficient negotiating skill. We finally close both transactions on time without paying a penny extra.
He still reaches out to us every now and then to see if we are happy in our new home and whether we need his help or not. We consider Charlie as a very honest and knowledgeable friend, rather than just an agent that helped us close the deal.
